You will learn more about successful commercial real estate investing during the A-Z Trip than you would ever imagine! You’ll have fun, you’ll get in lots of networking, and you’ll learn how:
The subject commercial real estate investing deals were found and negotiated: Two of our brave students will help you understand how both deals were either lost or “walked away from” at one point by the commercial real estate investors.
The numbers speak volumes about the deals: We’ll share with you all of the analyses, research, spreadsheets and projections for the investment properties you’ll be studying. You’ll even learn about “sweat information”. One of the best lessons you receive is to do what our students did – analyze all you can and then courageously take action!
To complete the due diligence: This is the step where the real money is made, so we’ll spend a good portion of our time on this topic. You’ll be surprised how little tidbits of discovered information turn into millions of dollars in equity and cash with a trained eye.
To manage the investment property management: Realize that there’s an art to successful property management. If you think you can personally manage to fix up 370 damaged apartment units on a tight budget and schedule, then go for it. But if that is not your skill, you’ll need to hire someone with many years of experience to do it for you. You’ll meet that wise someone and staff. In fact, we’ll let you be the interviewer! This part of the journey is more important than you think. Hiring the right captain of your ship spells success and a good night’s sleep!
To find investment capital: The commercial real estate investors will share their experience about raising the necessary capital to get their deals closed (yes, some of their nights were sleepless!). They’ll discuss their partnership structures, what they pay their investors, and what their financing packages looked like at the end.
To establish exit strategies: We’ll show you step-by-step how to get your money out of those your deals. You’ll also learn that the best-laid plans sometimes get knocked off course and how, by having multiple exit strategies (and good coaches!), your profits can remain intact.
Past Commercial A-Z Trips Have Been Fascinating
2007 A-Z Trip: In 2007, the destination was El Paso, Texas, where Commercial Mentoring students Mike and Julie closed on their first commercial investment deal. The investment property was the Sierra Point Apartments, an 84-unit bank foreclosure. The A-Z students spent a packed two days learning every aspect of the deal so they could take the knowledge back home and put it to good use in their own commercial real estate investing.
2008 A-Z Trip: In May, the students went to Oklahoma City where two of our Commercial Investing students closed an 84-unit apartment complex and a 286-unit apartment complex. Both deals were different: one was a fixer-upper; the other is a “soft fixer-upper”. Both had tremendous upside values, which means both deals will make the investors a whole lot of money. The A-Z students learned the meaning of different terms (such as “soft fixer-upper”) and ended the trip with a great understanding of what makes the good, the bad, and the ugly for commercial real estate investments.
